To truly appreciate the depth and detail of our house inspections, it might be helpful for you to understand what a normalhouse inspection entails. Let’s start with a simple definition:
“A House Inspection is a non-invasive visual examination of a residential dwelling, often
performed in connection with a transfer of ownership, designed to identify observable
material defects within specific systems and components of said dwelling”
So if there’s a problem the House Inspector will find it and report it to you…right? Not necessarily. If the vague nature of the definition wasn’t enough to raise your concerns, then the Florida House Inspection Standards of Practice should definitely get your alarm bells ringing. These SOP’s clearly state all the things that are not included in a house inspection including termites, mild, private wells, irrigation systems, swimming pools, sea walls, boat docks, utility sheds, and more. If that weren’t enough these SOP’s also limit the number of electrical outlets, doors and windows to be inspected, as well as limiting what parts of the plumbing system will be checked. The end result is a very limited inspection lasting 2-3 hours (depending on the size of the house) where only a “representative number” of items will be evaluated.
